If you are buying from a distance or have time pressures a relocation agent may well be able to help. We have several agents locally with whom we could put you in touch.
Before viewing property or making an offer we recommend that you thoroughly research the mortgage market so that you are aware of your buying ability.
Contact the office to arrange a viewing, it is helpful to give as much notice as possible as some properties are only available on certain days or at certain times.
With some properties, the vendor will show you around, at others a member of our viewing team will accompany you.
Contact us when you would like to make an offer. We will ask about your financial position, any connected sales and about your preferred timescale.
The more information you can provide the more serious and genuine your offer will look. We communicate offers verbally to the vendor and in writing on the same day.
We will prepare a 'Heads of Agreement' setting down all the items that have been agreed.
This is then distributed to the vendor, the purchaser and the respective solicitors, although the solicitors will still need instructions from their client to commence the conveyancing.
Once the vendor's solicitors receive the deeds and all supporting documents, they will then prepare a draft contract and forward it together with the supporting documentation to the purchaser's solicitor.
The purchaser's solicitor will obtain authority to undertake searches on the property.
They will normally apply for these once they have received funds from you.
In order to expedite these, the purchaser's solicitor should be put in funds at the earliest opportunity.
A mortgage lender will normally require that the property being purchased is inspected by one of their appointed valuers. The lender will usually offer the purchaser a choice between a basic valuation report and a valuation report/detailed condition report. Alternatively, if you wish to have a full independent structural survey carried out, you should instruct an independent chartered surveyor. Should you require local contacts, we can provide these.
It is important to have the survey carried out as soon as possible. If the property you are considering is a listed building it is sensible to contact the local planning authority if you are considering any alterations.
You will be ready to exchange legally binding contracts when you have received your mortgage offer in writing (if funding is required), when draft contracts have been approved and a completion date has been agreed. Both vendor and purchaser need to sign their contract and instruct their respective solicitors to exchange documents.
As a purchaser you will also need to sign and accept your mortgage offer, pay your deposit in cleared funds over to your solicitor (normally 10% of the agreed purchase price) and also arrange for building insurance to be in place from the date of exchange.
A date for completion is normally discussed during the negotiations and included in our Heads of Agreement. The date will be entered in the contract upon exchange. Upon completion the balance of funds (normally 90%) is transferred from your solicitor to the vendor's solicitor who then gives authorisation for the vendor, or us as agents to release the keys to you.
