Information for new LandlordsRegardless of who is to conduct the day to day management of the property, our initial set up services include: Fire and furnishings, electrical installation and appliances, gas central heating and fires, oil fired central heating. We can also arrange for chimneys to be swept, windows cleaned and gardens to be tidied prior to the commencement if you are not resident.
We will produce a downloadable brochure for your property.
We will advertise your property on this website and in the local press.
We will erect a board at the property. This attracts passing trade and also acts as a directional aid.
Viewings can be undertaken if the property is empty or you are still living there. It might be that you would like to meet prospective tenants.
References will be taken once an application has been received. We will then contact you to discuss the application and then proceed to take up the references (employment, character and financial). We will send these onto you for final approval before agreeing to a tenancy.
If you would like to meet the prospective tenants in advance we can also make arrangements.
The schedule of condition is a written document with photographs recording the condition of the property at the start of the tenancy. We use this when returning the deposit at the end of the term.
Meter readings and notification to utility companies and local authority (for council tax) of the new occupier.
Once the tenancy has been verbally agreed, we will prepare the Assured Shorthold Tenancy Agreement and sign it on your behalf. For your protection, the tenancy we use has been prepared by the RICS.
We are a member of an approved tenancy deposit scheme and will comply with all legislation on your behalf. - We will arrange for the tenant to pay the rent directly into your bank account on a monthly basis, unless otherwise agreed
- A deposit equivalent to two months rent is secured at the outset. This is held as security until the end of the tenancy against any repairs that may be required as a result of the tenant’s occupation
If we are then retained to act as your managing agents we will also: - Collect rent and account to you on a monthly basis paying the net rent into the nominated account and sending a commission invoice and statement. This can be done by post or email, depending on your preference
- Conduct regular inspections and report to you
- Maintain annual safety checks – gas/electric/oil
- Assess routine repairs – obtain quotes, make recommendations, instruct and monitor work, payment of accounts
- Handle all day to day enquiries
- Serve notice for possession if you require the property back
- Receive notice for vacation if the tenant decided to leave
- Undertake the final inspection and arrange for the return of the deposit
- Put the services and council tax accounts back into your name
