Information for prospective tenants

We manage a substantial portfolio of properties in the South Lakes, Lune Valley, North Yorkshire and North Lancashire. Some of these belong to large estates, others to private landlords.
At any one time, all of our available properties are listed on our website and are also featured on www.rightmove.co.uk.

Mailing list - We keep a computerised mailing list of prospective tenants and their requirements and can email brochures of new properties out as they become available. Please contact our office to register.
Viewing - When arranging to view a property, it is helpful to give as much notice as possible as some properties are already occupied and 24 hours notice will be required.

Application - If the property meets your requirements after viewing, contact us to request an application form or Click here to download Tenant's Application Form  Please complete this by hand and submit it to the office along with supporting documentation as requested. 

References - We will write to your referees and bank. Please note that banks make a charge for this service, which will be deducted from your account. Upon receipt of satisfactory references and Landlord’s approval we will be able to offer you a tenancy.

Assured Shorthold Tenancy - We will prepare the tenancy agreement and send it to you before we ask you to sign it. This enables you to read it carefully ask any questions before signing it and making a legal commitment.

Costs - To cover the cost of references and the tenancy agreement you are liable to a fixed charge of £250 + VAT.

Finances - When you sign the agreement you will pay one month's rent in advance, plus a deposit (the equivalent of two month’s rent). You will be required to set up a standing order to pay the rent monthly in advance. Your deposit will be covered under the Tenancy Deposit Scheme.

Moving in - On the start date, you collect the keys and are able to take possession of the property.

Future management - As managing agents we will be your first point of contact with any day to day management concerns and we will also conduct periodic inspections to ensure all is in order. Alternatively, your landlord might intend to manage the property themselves.

Whilst we act for the Landlord, we hope to provide a comprehensive, helpful and friendly service for you during your time with us.
