Presentation of your property is important and we can advise on what to do to create a better impression.

Consider de-cluttering, cleaning carpets and removing excess furniture, touch up paintwork and work on the property's 'kerb appeal' by making sure the garden is neat and tidy with seasonal plants or baskets. To improve presentation in some situations it is also advisable to tackle larger jobs: a new kitchen, bathroom or a structural item.

Viewings are the perfect opportunity to set the scene so that purchasers can really imagine themselves living in the property.

A welcoming open fire on a cold day is well received and lamps look good on a dark day. If pets or children are going to provide a distraction when viewings are taking place consider enlisting the help of a neighbour to occupy them.

A deal may well be agreed on the basis of a 'quick sale'. If your deeds are with your mortgage lender it could take time to retrieve them. If your solicitor is instructed when we initially market the house they can have already prepared much of the paperwork to enable them to act swiftly once a sale is agreed.

It is worth considering a pre-sale vendor survey which enables identification or the remedy of problems in advance of marketing. It is beneficial to be aware of any potential problems and to have a second opinion for when the purchaser commissions their survey and considers renegotiation.

Home Information Packs (HIPs) are now mandatory with very few exceptions. The pack will include a home energy efficiency rating Energy Performance Certificate (EPC), containing advice on how to cut carbon emissions and fuel bills.  Also included are documents such as a sale statement, searches and evidence of title.

We can organise the Home Information Pack on your behalf and would instruct The Property Search Group (PSG) based at Caton to provide a HIP for your property.  There are other options available involving your own solicitor that we would be happy to discuss with you.
