Renting Process
We manage a substantial portfolio of properties in the South Lakes, Lune Valley, North Yorkshire and North Lancashire. Some of these belong to large estates, others to private landlords. At any one time, all of our available properties are listed on our website and are also featured in local property papers (Lake District Property Magazine, Lancaster Guardian, Craven Herald and Garstang Courier). Things for you to consider as prospective tenants are below:
We keep a computerised mailing list of prospective tenants and their requirements and can email you brochures of new properties as they become available. Please contact our office to register.
For viewings, please contact us to arrange an appointment. It is helpful to give as much notice as possible as some properties are already occupied and 24 hours notice will be required before viewings.
Application is the next step if the property meets your requirements after viewing. Contact us to request an application form or Click here to download one. Please complete this application by hand and submit it to the office along with supporting documentation as detailed in the form.
For references we will write to your referees and bank. Please note that banks make a charge for this service, which will be deducted from your account. Upon receipt of satisfactory references and landlord’s approval we will be able to offer you a tenancy. Once all references are received we will seek the landlords approval to the application and then confirm whether or not we are able to offer a tenancy.
An Assured Shorthold Tenancy will be prepared and sent to you to enable you to read it through and ask any questions before signing it and making a commitment.
To cover the cost of references and the tenancy agreement the tenant is liable to a fixed charge of £250 + VAT. When you sign the agreement you will pay one month's rent in advance, plus a deposit (the equivalent of two months rent). You will be required to set up a standing order to pay the rent monthly in advance. Your deposit will be covered under the Tenancy Deposit Scheme.
On the start date, you are given the keys and are able to take possession of the property
As managing agents we will be your first point of contact with any day to day management concerns and we will also conduct periodic inspections to ensure all is in order. Alternatively, your landlord might intend to manage the property themselves. Whilst we act for the landlord, we hope to provide a comprehensive, helpful and friendly service for you during your time with us. |
