Contact the relevant office to arrange an appointment to view. It is helpful to give as much notice as possible as some properties are tenanted and 24 hours notice will be required.
If the property meets your requirements after viewing, contact us to request an application form or download one here. Please complete this by hand and submit it to the office along with supporting documentation as detailed in the form.
We will write to the prospective tenant's referees and also contact their bank for a financial reference. The banks make a charge for this service, the fee for which will be deducted from the prospective tenant's account.
Once all references are received we will seek the landlords approval to the application and then confirm whether or not we are able to offer a tenancy.
We will prepare the tenancy agreement and send it to the prospective tenant to enable them to read it through and ask any questions before signing it and making a commitment.
To cover the cost of references and the tenancy agreement the tenant is liable to a fixed charge of £250 + VAT.
A detailed inventory and schedule of condition together with photographs is prepared by the agent to record the condition and any contents of the property at the outset.
The tenant is required to sign their approval to this document after they take up occupation.
When the tenant signs the agreement they pay one month's rent in advance, plus a deposit (this varies depending on the property and whether the tenant has pets).
