We require written instructions to allow us to market your property. With this information, we will prepare sales particulars.
We have various brochure styles for you to choose from and will prepare a full colour, professionally printed brochure to include photos, text, floor, boundary and location plans. This is then listed onto our websites and we will start advertising in the press.
On the whole we find it preferable if vendors conduct viewings, but if you would prefer not to be involved, we have a team of viewing ladies and will arrange for one to be assigned to your house. This builds up a greater knowledge of your property to allow us to provide a more professional & personal service.
You will meet the viewing lady before any viewings take place for a briefing on the property and information on access, locks, alarms and the like.
When we receive an offer for a property we will telephone the vendor with all the relevant details to help us give the best advice to enable the vendor to make a decision. This is then confirmed in writing with a formal reply to the offer.
We will then respond to the prospective purchaser and proceed with the negotiations.
Once the sale has been agreed we will prepare 'Heads of Agreement' and send this to the vendor, the purchaser and the respective solicitors. The solicitors then enter into correspondence and the conveyancing process starts.
After receiving the title deeds the vendor's solicitor prepares a draft contract and sends this to the purchaser's solicitor for approval. They then provide answers to the purchaser's solicitors pre-contract enquiries.
Once contracts are agreed, the purchaser will pay a non-refundable deposit (normally 10%) and you will both sign the legally binding contract and instruct your respective solicitors to exchange documents.
At this stage, the date for completion will be finalised.
Upon completion the balance of funds is transferred to the vendor's solicitor who gives authority for either the vendor or us as the vendor's estate agent to release the keys to the purchasers.
